I have a TKO flat 3 bedroom which valued at $5.7M, but still have $1.5M morage. Only 3 family members. Now I have below options :
1) buy TaiKooSing 675' 2 bedroom value at $8M
2) buy Ocean Shore 1000' 3 bedrrom value at $8.5M
3) 加按 for $2.5M to buy the 2nd flat for rent
4) Keep current status

我係tko業主呀,如果睇升,為何不等到升到2015先加按?而要現在加按等跌呢?
而如果有第五個option:買天晉二期. 用投資的角度,你是否還是建議我加按等買第二層呢?謝謝!

[版主回覆01/02/2013 08:00:04]1. 金管局限制按揭成數,700萬以下仲可以借到七成,不過最多只可以借420萬,換言之層樓銀碼大過600萬,已經唔可以借七足七成
2. 2015年按息有無而家咁低?無的話係借貴錢
3. 借款除通脹貶值,每100萬各年貶3-7萬係預期之內
4. 買遠期樓花並不是投資的好建議,莫講建築期內沒租收白供息,入伙初期租金必低,何心去冒一兩年的風險?

近日去睇過黃埔,真係無盤睇,有都係天價!(估計係業主太看好後市)
反而經紀馬上介紹海濱南岸,唔知你點睇?
雖然係居屋改建,但眼睇用料唔差、保安及會所有水準、而屋則都2房及3房、主要有兩隻面積,可能較為單調。但沒有露台及窗台設,擺位又見使好多~~

[版主回覆01/06/2013 23:47:20]戇男奔海本來就係私人參建居屋,呢款則係居屋之中實用率最高的,缺點係部份海景即將被遮蓋,而且交通欠理想,呢個正係佢相對較平的原因,不過他日黃埔花園一帶必成興旺的購物區,因為觀塘延線會將部份游人帶來,試想想旺角之後三個站就到,多少都會提高附近的商業價值。
